Service Request

To submit a non-emergency work order for your apartment, click the Resident Portal button on this page. Please be as specific as possible with your request, and expect a maintenance technician to enter your apartment within the next 1-2 business days.

For emergency maintenance, please call our 24-hour emergency line at (434) 979-5400 x3.

Emergency maintenance requests include the following:

  • No heat IF TEMPERATURE IS BELOW 60 DEGREES
  • No A/C IF TEMPERATURE IS OVER 80 DEGREES**
  • No water
  • No hot water
  • Gas Smell
  • Faulty circuit breakers or no electricity
  • Water leak / Plumbing break
  • Inoperable window lock
  • Inoperable door lock*
  • Sewer back-up
  • Stopped up toilet - ONLY an emergency if there is only 1 in the apartment
  • Inoperable refrigerator or freezer
  • Smoke detector beeping
  • Break-in or security problems
  • Lights out in any part of the exterior building
  • Possible hazards (railings, steps, etc.)
  • Parking lot lighting out
  • Elevator issues
  • Fire monitoring service calls

 *Please note that lockout service is not an emergency. You will be advised to call a locksmith.

**If you’re a/c is not working, please turn your system to OFF and fan to ON from your thermostat
